The Future of Lake Nona Poitras Property in Florida

Just south of Orlando airport, sits an 1,800 acre piece of land that sits just south of Lake Nona’s Medical city. Ten years ago all the speculation based on this are centered around the budding development of Lake Nona and plans for a professional medical “haven” called Medical City. Now these visions have become reality. Lake Nona is the new place to move in the Orlando area. Boasting several developments,  golf courses, country clubs, shopping and dining, Lake Nona really has grown in leaps and bounds. Medical City is racking up major scores attracting Burnham Institute for medical research, University of Central Florida’s medical school, approval for a VA hospital, and many, many more.

These recent changes have brought about a shift in the vision for the Poitras property. Poitras Property is owned by Greater Orlando Aviation Authority. The land was purchased by the in 1989.Since then, the land has sat mostly vacant. The airport has been using the property for excavating fill dirt for the foundation for Orlando International's proposed South Terminal, digging several ponds on the property.

Now, the Poitras property, which sits just south of Lake Nona's proposed "medical city"is ready for development. "With all that's happened in the last six months, market conditions now warrant looking at what to do," said president of Schenkel Shultz Architecture, Tom Chandler. Tom Chandler is the airport's planning consultant.

At a Wednesday meeting, staff members from the city of Orlando and the airport, and consultants brainstormed plans for the land. The plans must be cohesive and well thought out. This piece of land will be a main corridor connecting Osceola County and Lake Nona. Just over the Osceola county line in this area is eastern St Cloud, and the upscale community of Reunion.

Rob Brancheau, the airport's senior planning director, says that the property will most likely be used for a mix of homes, offices, retail and commercial projects. Also at least 25 percent of the property will be set aside for wetlands and/or environmental. Though specific development plans are many years in the future, planners discussed the desire for a system of pedestrian and bike trails. These trails and paths would connect the green spaces and lead to a "central park" for the community.

Less than a dozen residents who live near the Poitras property spoke out a meeting organized for public comment. Most were happy with the plans for this piece of property, as they will be impacted the most by it.

Central Florida and the Lake Nona area have a bright and definitely expansive future. The Poitras Property may be the next wave of modern community.
